Mesa Vista's units are evenly distributed between those serving senior residents and those formerly struggling with homelessness. The transformation of the project is taking place in two phases, the first being supported through the state’s Project Homekey initiative which converts over forty hotel rooms into studio units located within the two, two-story bar buildings, and transforms the manager and amenity building into a community center for the entire site. The second phase includes repurposing the remaining hotel rooms located into the podium building while creating an elevated courtyard. The central parking court will be converted into a lush, shared courtyard with a series of outdoor amenity spaces strung along a tree allée anchored by the community center. Thousands of square feet of dark, impermeable pavement will be replaced by a new urban forest, native plants, productive gardens, and verdant landscapes designed to mitigate sound, air, and noise impacts from the surrounding context. The community’s facade has been reimagined as a welcoming entrance with additional canvases for artists to share Costa Mesa’s connection to eclectic arts and culture.
